Problem: Potholes and Broken Areas
Potholes create serious liability issues in parking lot and roadway areas due to the potential hazard to vehicles and pedestrians. Repairing potholes before liability issues arise can avoid frivolous lawsuits and unreasonable injury settlements. Potholes can form during any season and should be repaired immediately before causing serious injury or damage.
Solution: Asphalt Patching
Potholes and deteriorated areas in asphalt parking lots can quickly expand and become very costly without the appropriate attention. In order to prevent this from happening, we offer patching of various sized areas. This entails milling out a minimum depth of 2 inches to full depth of asphalt. Area is then replaced with a hot mix asphalt that is rolled in to ensure compaction.
Explanations of potholes/deteriorated areas:
- Potholes are caused from water getting into cracks in the asphalt and reaching the base. The moisture then weakens your rock base. Asphalt is only as strong as what lies beneath it. If the asphalt and underlying area is not repaired correctly and in a timely manner, the depth of destruction may entail removing the rock base as well as the asphalt. This can be very costly.
- Deteriorated areas, or alligatored areas, are mainly caused by heavy traffic and large vehicles, such as trash trucks, delivery vehicles and semi-trucks. These areas are repaired in the same manner as described above.
Crack Filling is a major aspect of maintaining the integrity of your parking lot. Crack Filling is the application of a hot rubberized filler in the major cracks in your parking lot. We apply this with industry leading equipment in which the rubber has been melted to meet parking lot specifications.
- If water is allowed to enter a crack, it will continue to the base, eventually eroding the asphalt and causing deterioration of the asphalt or worse, a pothole. Crack Filling on a regular basis plays a major part in the prevention of such occurrence.
- Hot rubber is utilized for the purpose of expansion and contraction. It completely seals to the sides of the crack not allowing water penetration or the crack to further expand.
