Problem: Potholes and Broken Areas
Potholes create serious liability issues in parking lot and roadway areas due to the potential hazard to vehicles and pedestrians. Repairing potholes before liability issues arise can avoid frivolous lawsuits and unreasonable injury settlements. Potholes can form during any season and should be repaired immediately before causing serious injury or damage.
Solution: Infrared Pothole Repairs
From our roots as a maintenance contractor, we are experts in repairing these issues as an essential component of proper pavement preservation program. Infrared Asphalt Repairs are a cost-effective way of eliminating further damage, liability, deterioration, and pavement-related headaches. The process involves heating the asphalt to a working temperature of 300 degrees, penetrating the asphalt to a depth of 3″ to 4″. After removing deteriorated asphalt and raking in new asphalt, the area is compacted with a vibratory roller. The process ties the edges of the new patch to the surrounding asphalt without seams. The finished product has the same or better life expectancy as the surrounding asphalt. The repair is frequently 20+% less costly than removal scopes and involves considerably less down-time or impact on the property.
Solution: Asphalt Patching
Small potholes in asphalt parking lots can quickly expand and become very costly without the appropriate attention.
In order to prevent damaged asphalt areas from quickly spreading and becoming extremely costly, A1 also offers pothole and other large area patching.
- Small potholes/patches can be easily fixed by a simple compacted asphalt patch.
- Larger damaged areas can be completely milled out and relayed with new asphalt.
At A1 Professional Asphalt and Sealing maintaining asphalt is an important part of our work. We carefully fill cracks to renew the structural integrity of the lot.
- In order to avoid further deterioration of parking lots, we also suggest filling all major cracks before applying a seal coat to the parking lot.
- We utilize a Hot Pour Rubberized Crack Filler that completely seals asphalt cracks and therefore prevents water from entering and further expanding the cracks during freezing temperatures.
